What is an EICR?
An Electrical Installation Condition Report (EICR) is a formal document produced following an assessment of the electrical installations within a property. The assessment is carried out by a qualified electrician and checks whether your electrical installation is safe to use.
An EICR will identify any damage, deterioration, defects, or dangerous conditions in your electrical installation. The report will classify any issues found and recommend remedial works where necessary.
Who Needs an EICR?
Since June 2020, EICRs are a legal requirement for all rental properties in England. Private landlords must:
- Have an EICR carried out at least every 5 years
- Provide a copy to existing tenants within 28 days
- Provide a copy to new tenants before they move in
- Provide a copy to their local council if requested
- Carry out any remedial works recommended in the report
Do Homeowners Need an EICR?
Homeowners are not legally required to have an EICR, but it is strongly recommended — especially when buying a property, after any major electrical work, or if your installation is more than 10 years old.
